PRICES SHOWN INCLUDES THE BOAT AND MOTOR DURING THE BOATING SEASON (May 1 st to October 15 th) at Units I, II & III and boat only at Unit IV. However, we reserve the right to charge accordingly for any damages to boat, motor, or equipment (damaged props, lost anchors, oars, etc.). FUEL FOR THE BOAT MOTOR IS AN EXTRA CHARGE BASED ON THE PRICE OF PRE-MIX GASOLINE AT THE TIME OF YOUR STAY.

PRICES SHOWN DO NOT INCLUDE A 5 ½% TAX WHICH WE MUST COLLECT. HOWEVER, ROOM & PREMIER RESORT TAXES ARE NOT APPLICABLE HERE (A COMBINED SAVINGS OF AN ADDITIONAL 5% IN TAXES).

DAILY RENTALS ARE SUBJECT TO A THREE DAY MINIMUM CHARGE.

SMALL PETS ARE WELCOME AT UNITS I, II AND IV AS LONG AS OUR PET POLICY IS STRICTLY ADHERED TO AND AT AN ADDITIONAL CHARGE OF $50/WEEK/PET.

RESERVATIONS: For weekly stays a $300 deposit (per week); for less than a week’s stay a deposit equal to a one day’s stay confirms your reservation and is due within seven days after placing your reservation with us. Upon your departure, the home and boat will be assessed for any unnecessary cleaning and damage. The security deposit will be refunded within fourteen working days after your departure minus any repair costs and extra cleaning costs which will be assessed at an hourly rate and/or actual repair cost.

CANCELLATION POLICY: Your deposit, less a $50 service charge per week cancelled, will only be refunded provided we are given sufficient notice prior to your arrival date to fill the vacancy. Last minute cancellations necessitate forfeiture of the entire deposit. THERE ARE NO REFUNDS FOR EARLY DEPARTURES UNDER ANY CIRCUMSTANCES.

WINTER CANCELLATION POLICY DUE TO LACK OF SNOW (trails must be closed): Your deposit will be credited to a future reservation, as we cannot control the weather. We will honor this credit for one year. Deposit credits do not apply for Christmas, New Year’s or Derby weeks which are non-refundable. AGAIN, THERE ARE NO REFUNDS FOR EARLY DEPARTURES.
